It was a fascinating time for Marty White, the summer of 2005. His design and builder group, Southern Traditions Builders and Marty White Design Group, was at a job site at Mathis Road and Lowell Avenue in Greenwood, launching work on what would be a very impressive structure as far as homes go. The location was a peculiar one, though, and what was uncovered was astounding. An old power pole here, glass from light fixtures there, an old drain line, portions of a brick wall -- everything to suggest something had been there before and that the area wasn’t just another quiet, wooded lot. It was the old Greenwood Mills Textile Baseball Field. As The Index-Journal reported July 26, 2005, White and his crew unearthed a field that boasted competitive play in the 1940s and '50s. The play all but fizzled in the late '50s and '60s before practically ceasing to exist in the '70s. Without ballplayers to run its basepaths and comb its grassy outfield, the site was taken over by the environment. When Southern Traditions began work in a lot that seems to be down in a hole from Mathis Road, White was questioned by the casual passerby. “I got asked if we were building a funeral home, if we were building a retirement home,” he said. “One person wanted to know -- well, actually two people asked me -- if I was building a neighborhood. One of them said, 'If you’re building a neighborhood, I want to buy a lot.’” Was White building any of these? Not so much. He will tell you he actually constructed “history on top of history.” “The idea for that house was a historic home,” he said. “Something that looks like the Woman’s Club, something that looks like the mansion on the corner of Mathis and Cambridge (Avenue). That was the idea, for something really, really old.” “It ended up being history built on top of history.” With its pure-white columns, tall windows with dark shutters, solid brick structure and tall, sheltering trees, the house already appears historical. However, White will tell you the difficulty in building the house, which he named Cowyard Hall, was in making a structure that it looked old but actually is quite “green.” “The biggest challenge on this house was to make it look like an old house but not compromise the integrity of the new qualities,” he said. “I think we pulled it off.” Going green meant taking measures to protect the environment. White mentioned spray foam insulation as one of the most effective “green” measures his group takes. He said such insulation reduces utility operating costs by 50 to 70 percent, seals out air infiltration through walls, ceilings and floors, and also reduces heat radiation into the house. Other measures used in the house or in other houses by the crew include: * Storm water collection, infiltration and retention. * Well water for irrigation, city water for household use. * Coverage of crawl space with ecofriendly spread. * High-efficiency, gas-fueled appliances. * Eco-friendly Isokern volcanic, ventless stone fireplaces. * Unfinished natural, readily available Pennsylvania bluestone for patios and sidewalks. * HBS Spartanburg Icynene spray foam insulation. * Low-volatile organic compound paints. * Multiple highest-efficiency HVAC systems. * Energy-efficient, extruded aluminum-clad HURD brand windows. * Tankless water heaters. * Window placement to allow in daylight. * Thermal heating * Second-grade ceramic tile and hardwood flooring. But all that can’t be seen from the outside, especially from Mathis Road. People still see a house in a hole -- that is, if they don’t see an old baseball field placed quaintly among the rows of matching houses up and down the streets of Greenwood Mill Village. White now says the location seems perfect for Cowyard Hall, especially given the view from the front porch. “When you stand on the front porch of that house, the way the house is positioned, you don’t notice Mathis Road,” he said. “You don’t see any traffic coming, and going through the mill village when the woods are full in the summer and the spring and even the early fall, you don’t see any of the houses around you. “You are literally in a 10-acre portion in the city, and you hear the birds chirping.” ..... A mansion now stands where the old Greenwood Mills Textile Baseball Field used to sit. In 2005, when Southern Traditions Design Group/G.M. White Builders started work on the site, they turned up debris that led them to think they had found something historical. (Contributed photo)
