One to Watch: Edward Gardner


Using his determination, hard work, and business acumen Edward Gardner has "struck gold" repeatedly as a real estate agent and investor. "Atlanta is a real estate goldmine being mined by savvy investors," explains a twenty eight year old Gardner. A savvy investor himself, he has managed to excel in a highly competitive industry.

Taste of Success

Edward Gardner became fascinated with real estate early in life. His first hands-on experience with real estate took place as college student attending the University of Central Florida. His sister purchased a foreclosure in Florida that Gardner helped to renovate. Shortly after, the property saw a ten thousand dollar increase in value. Currently, that property has tripled in value. This first experience was just a glimpse of the future success Gardner would experience in real estate.

Getting Ready for Greatness

Although intimidated by the world of business, Gardner was also enticed by the opportunities it presented. Through his study of Industrial/Organizational Psychology, he was able to conquer his fears and recognize his place. "My exposure to I/O Psychology brought me closer to business even though business intimidated me. After being introduced to I/O Psychology I could see my place in business," states Gardner. In 2001, he graduated from the University of Central Florida earning his BA in Psychology with a concentration in Industrial/Organizational Psychology.

His drive for success would not let him stop there. Within a year, Gardner relocated to Atlanta and enrolled in Keller Graduate School of Management to pursue his MBA. He simultaneously enrolled in real estate investment courses. By 2004 Gardner had completed his first real estate investment course, and earned his MBA from Keller Graduate School of Management in Project Management. By this point, he was on the fast track with no u-turns in sight.

Gardner never looked back. He purchased his first property, a HUD foreclosure, below market value, refinanced it, and took out the equity. He invested a portion of his earnings in the stock market, paid off his car and launched HLB Investment Group with his sister Yvonne.

Sharing the Success

Today, HLB Investment Group makes property ownership a dream come true for their clients. Gardner wears many hats as he walks each client through the purchasing process from start to finish. "I am a realtor, an investor, a consultant, a negotiator, a project manager and a friend," he states, "I create solutions. I can solve any problem when it comes to real estate or I can find someone who can." Gardner recognizes that each situation is unique and makes sure that each client receives specialized attention, ensuring another satisfied customer. He proudly goes the extra mile for each client, sharing his expertise and experience so that they have all the information they need to be comfortable with their decisions.

Gardner also embraces his role as an educator. He is committed to dispelling the real estate myths that taint the buying and selling experience for many. There is one myth in particular that Gardner is passionate about clarifying. "People think they can buy and sell property really fast like they hear on television. But there is a lot more to buying and selling real estate. People don't understand that you have to have enough cash to hold the property in case it doesn't sell as fast as expected." Gardner also shares his skills and knowledge with professional organizations such as the Atlanta Metropolitan Black Chamber of Commerce and Project Management Institute. He firmly believes that his success is a result of his commitment to giving back.

Gardner's journey is a testament to the success that can be achieved through planning, hard work, and persistence. Although he's accomplished great things in the last four years, he has not reached his destination. He's strategically planning his next steps on the journey that he's made appear so easy. Gardner is definitely a real estate tycoon and savvy investor we all should watch.
