Office Space Rental ************************************************************ HVRG Mission:___ The Haarlem Victoria Restoration Group, formed by Kingsdale LLC & Resurgence, Inc., proposes to develop the “Haarlem Victoria Cultural Complex” in order to: 1. Preserve, promote, build on and capitalize on the unique richness of Harlem’s history and longstanding reputation as the cultural capital of the African/Latino world and one of NYC’s top tourist destinations; 2. Provide educational, cultural programming and exhibitions, vocational training, apprenticeship and internship opportunities that will help enrich the residents of Harlem, New York City, the millions of visitors from Europe, Asia, Africa and the continental United States; 3. Expand and create new cultural value; 4. Deliver high quality diverse service, products and superior customer service; 5. Promote better business practices and employment opportunities for the community residents; 6. Promote and grow a healthy and robust economy in our community. ************************************************************ Introduction:___ The Haarlem Victoria Restoration Group (HVRG - a development team assembled by Kingsdale, LLC and Resurgence, Inc.) proposes to develop a multicultural/ multimedia entertainment complex at the site of the historic Victoria Theatre at 233- 237 West 125th – the heart of Harlem’s commercial and cultural district. The proposed Haarlem Victoria Cultural Complex combines the restoration and updating of the existing theatre with additional new construction. The site will be fashioned into an all encompassing arts and entertainment center comprised of a 2,300+ seat performance theatre, a boutique hotel, a four-star restaurant, and a multi-media production studio. ************************************************************ Vision/Concept:___ The Haarlem Cultural Complex will be the cultural crown jewel of 125th Street and will enhance and firmly solidify 125th Street as the premier commercial and cultural center of Harlem and the international community that it serves. As a “one stop” tourist destination, it will provide a comprehensive package of services– arts and entertainment; luxury accommodations; gourmet dining; tourist and historic information; and other ancillary products and services. This product and service offering will be targeted to the more than 1.4 million visitors who travel to Harlem from around the world, as well as for the benefit of Harlem’s residents and other regional and local visitors. As a community based development team, HVRG is committed to a vision of developing the site not only in a timely and cost effective manner, but in a manner that reflects the needs, demands and tastes of the local community residents of Harlem and in New York City. With this in mind, HVRG has received support from the community and organizations including local businesses, art institutions, and economic development organizations. ************************************************************ Project Description:___ The Haarlem Cultural Complex is a mixed use, luxury, state-of-the-art entertainment and upscale hotel facility. The architectural design will preserve the integrity of the existing exterior and interior elements for the intent of achieving landmark status. The restoration and build-out of the 125th structure will include a full service gourmet restaurant, café/ bar and rooftop cabaret/supper club. To complement the primary attractions, the structure will also include a resource/ galleria room with music and historic archives that can be utilized for conferences and screenings. The restored and newly renovated 2,300+ seat high-performance theatre will be suitable for all art genres – dance, music, theatre, and film. We will add multimedia production and broadcast facilities to the centers repertoire. The boutique hotel build-out will add 6+ stories adding 80,000+ square feet to contain approximately 91 rooms, four penthouse suites and a day spa. ************************************************************ Site History/Background:___ The Victoria Theatre was designed by acclaimed architect Thomas Lamb and built in the 1917 as part of the Loews Corporation’s network of theatres. After a more recent renovation, the theatre was converted to a multiplex housing five small theatres. Due to circumstances, the venture was abandoned leaving the theatre to deteriorate since 1997. Only one of the two small retail spaces totaling 1400 square feet on the ground floor remain in use. Left dormant and in decay are office spaces on the second and third floors. ************************************************************ Leadership and Development Team Keeping in mind the ambitious nature of the project, Kingsdale, LLC & Resurgence, Inc. under the leadership of Ethel Bates has assembled the HVRG team that includes an optimal balance of technical, business and financial experience and expertise to successfully develop and execute the proposed project. The team members consist of co-developers, architects, engineers, construction companies, interior designers, accounting, marketing etc.
