I just did another YouTube video, yeah I suck at doing videos but I think it's got some good information for you if you rent out your house. I talk about the form called the Thirty Day Termination Of Lease. Basically you fill out this form if your tenant notifies you that they are going to move or you want them out at the end of the lease. I also show you the wording on a stamp that you can add to the form that is awesome. It has increased my collections about 50% which is huge.

Hi Mod Help Center. I uploaded a video to YouTube that I thought you might like where I fill out a Three Day Notice To Pay Rent Or Quit. I screw up on places in the video, whatever. You can see the video in my profile on the left side of the screen, bottom video. I think the biggest thing that scares people is that they don't want to rent out their house because they are afraid what is going to happen if they move in a bad tenant who doesn't pay the rent. This form is so easy to fill out and serve and that fear really isn't justified. I just don't understand why some people, who are dictated by fear, would rather lose their home in foreclosure or let it sit vacant until they can sell it just because they are afraid of a bad tenant. Hi Mod Help Center. I posted a new article on my blog about probably the most common question I get, and frankly I'm pretty sick of getting asked it. No offense but if you are asked any question enough, you're like GAG me already! Anyways, the question is "What do I do if my tenant doesn't pay the rent?" What would you do if your renter put a political sign in the front yard? Nothing is probably the right answer. Check this news snip out. I agree with the attorney who said, "Landlords have the right to put provisions in their lease as long as it's not discriminatory." So in otherwords you can't ban McCain signs but allow Obama signs or vice-versa. Here's the news snip.

A Springfield renter says her political preference is being silenced- right outside her own home.

She’s been told to take down her campaign signs or find another place to live.
Beth Richards rents an apartment at The Greens, a northeast Springfield community.
She says she put two political yard signs in the little garden just outside her front door.
They were there- problem-free- for at least two months, suddenly The Greens told Richards she was violating the rules.

"They said if you keep the signs up we'll keep giving you warnings until you're evicted."
It’s no surprise the 2008 presidential election is swarming with controversy, but Beth Richards can't believe a 12 by 8 inch campaign sign- not the candidates- is at the center of it.
An assistant manager at The Greens apartments left a note on Richards' door last week asking her to remove the signs.

Richards says she argued the sign is damaging the ground.

If that’s a concern, Richards claims her family is far from the only offender.
They have statues, flowers, garden decorations..."

She took pictures of all the other objects her neighbors have in the lawns around their apartments, none of which, she says, cause any less damage than a placard.
