There are a range of requirements to be met in order to buy property in Cyprus by Non-residents who generally can buy and acquire the title deed of only one property in Cyprus. If you're buying just a plot of land then 3 donums is the maximum allowed. All non-residents who wish to buy land or property will need the approval of the Council of Ministers which is usually formality these days. EU citizens who are resident in Cyprus are able to buy more than one property or piece of land. You do not need Council of Ministers approval as you can now simply receive the appropriate certificate through the land registry office.
It is the duty of the conveyancing solicitor appointed to make the necessary searches on the property or land on the buyers behalf. If everything is in order the client is advised by the solicitor who prepares a contract of sale which must be signed by both seller and buyer. In Cyprus this is usually done at an early stage and the contract will contain conditions to be full filled by both parties for completion to take place. This contract is then lodged at the Land Registry Office which secures the right of the buyer to the title deeds of the purchased property. Cyprus property law states that the contract must be lodged with the Registry Office within 60 days from the date you sign the contract, otherwise you permanently lose the right to lodge the contract and hence acquire title.
