Great Tenants and Buyers!!
This property is a little 2 BR 1BA 1CG in the northwest quadrant of town. The homeowner contacted me from an ad that I had in the “Thrifty Nickel” type paper. She had been renting the house out and had been having a turnover in tenants. She was willing to sell it for what she owed and be done with the landlord mess. I put it under contract at $101K subject to. She agreed to my terms but when she had her uncle review the agreement he got her worried about the loan and what I might do.
I, being a nice guy, let her out of the contract and changed it to a LO. These are the terms that I acquired under: 6 year lease at $933.75 per month with an option to purchase @ 101K. I put no money into this one. I turned around and sold it on a LO, my tenant buyer pays $1000.00 a month and gave me a $8000.00 option consideration on a purchase price of $135,000. They are great tenant/buyers. He is a cop/security at the prison, she is a Registered Nurse. They pay promptly and take care of all maintenance.
